I preview homes on most days of the week.  Our office has a great group of women who share in showing homes that will be coming on the market or might be coming on the market.  Comments from the group are extremely helpful. This coming week our office is holding a Caravan. Thirty five of our agents will be previewing 9 listings from the Woodbury office. We will start with coffee, tour and problem solve and show the integrity of the homes and end with lunch.
As Realtors we are problem solvers. There are not to many houses out there that don’t have some sort of problem. Pricing the home today is a real issue.  Sellers need to become educated and know that home prices have declined 30% in most cases. With a turn around time of 17 months to sell a home; even though, this month I put a home on the market and received two offer right away and closed in 30 days.  Buyers called daily to see the home even under contract. Pricing was perfect and it appraised(2 appraisals) for the value of the purchase. It was a good house with, white washed walls and shining floors. Private location and stunning landscaping. It was the right home for the right buyer, for the right price.
If your home is having trouble getting a buyer to make an offer(who isn’t) You might want to ask to have your home evaluated by our group.We will be honest and get you in a new direction.  You might have to paint or complete some other work.  And to be honest if it not that and you really want to sell, the price is the problem.

Its important to understand a good Realtor will help you find your way. Organizing and prioritizing the work that will need to be done might be difficult. Bringing in a Realtor just one time is only the beginning of getting the house ready for sale. I visit and revisit with my clients making sure they are on task. I have a great resource base for contractors and general help. Recently I coordinated a few high school swimmers to come in and move boxes and help with clearing out items to give the home a polished look. Beause I am a life long area resident I know the flavor each town and I know that buyers are attracted to certain towns for a variety of reasons. I like to match up sellers and buyers, for each property is as unique and each buyer. That is why staging is important. Each home will have a certain feel when you walk in the door.  I will take that insight and help the seller to carry it thought the whole property, with out spending lots of money.
